Bid Clarity is an independent bid analysis service for Southern California homeowners, HOA boards, and commercial property clients. When you receive contractor bids for an outdoor construction project, Bid Clarity reads every line, flags missing scope items, benchmarks the pricing against verified Southern California market data, identifies change order risk, extracts warranty terms as stated, and gives you a ready-to-send list of questions for each contractor. You receive a complete PDF report within 24 to 48 hours.
Bid Clarity was founded by Adam L., a construction industry veteran who spent his career overseeing hundreds of residential and commercial outdoor construction projects across the Los Angeles area. Adam built Bid Clarity after witnessing firsthand how the gap between what contractors put in a bid and what clients actually understand can lead to costly surprises once work begins. Bid Clarity is the consumer-side tool he wished existed during his time in the industry.
No. Bid Clarity has no financial relationship, ownership interest, referral arrangement, or contractual affiliation with any contractor, subcontractor, supplier, or vendor. Bid Clarity does not receive referral fees, commissions, or compensation of any kind from any third party. Our only source of revenue is the fee you pay us directly. That independence is the foundation of every analysis we produce.
Bid Clarity currently analyzes outdoor construction projects in Los Angeles, Orange, and San Diego counties, including swimming pools, spas, hardscape, pavers, concrete, outdoor kitchens, BBQ islands, pergolas, patio covers, shade structures, fire pits, fire features, retaining walls, and HOA and commercial outdoor amenity construction. Interior construction analysis including kitchens, bathrooms, additions, and specialty trades is currently in development and will be available soon.
Not yet. Bid Clarity's pricing benchmarks are built on verified market data for Los Angeles, Orange County, and San Diego, and material costs and local code requirements vary enough by region that applying them elsewhere would not be accurate. We plan to expand across California as we build out data for additional regions.
Every report covers six analysis categories: scope of work completeness, pricing benchmarks, equipment and materials review, warranty terms as stated in the document, change order risk assessment, and a permit flag. Standard and Premium reports also include a side-by-side comparison across all submitted bids. Every report ends with a numbered list of ready-to-send questions for each contractor, tied directly to specific findings in the report.
Pricing is benchmarked against independently compiled 2025 to 2026 California regional consumer market data for outdoor construction. We assess line items against the typical range a consumer would pay a licensed professional for the described scope in your region. All benchmarks are estimates — actual pricing varies by location, site conditions, material selection, project complexity, and market conditions at the time of your project.
The warranty section extracts and states only what is written in the submitted bid document. We report whether a warranty is mentioned, what items are covered as stated, and the duration per item as written. We do not evaluate whether warranty terms are sufficient, standard, favorable, or protective. If a warranty is referenced without stated terms, we note: warranty referenced, terms not stated in this bid. No interpretation of warranty language is made.
For every bid, we identify the permit types that are directly required based on the scope explicitly described in the document. We state them as applicable facts, not possibilities. We flag whether the bid addresses who obtains permits, who pays city and county fees, and whether those costs are included in the bid total or billed separately. We only list a permit type if the scope clearly supports it.
No. Bid Clarity does not recommend, refer, endorse, or express any opinion about any contractor. Every finding describes a fact about the submitted document. The report gives you the information and the questions to make your own informed decision. That neutrality is not a limitation — it is the entire point. An analysis that steers you toward a specific contractor is not analysis. It is a referral, and referrals involve conflicts of interest that we have deliberately excluded from this service.
No. Bid Clarity analyzes the bid document only. We make no representation about the contractor's licensing status, workmanship history, financial condition, insurance, reputation, or business practices. For contractor license verification, the California Contractors State License Board at cslb.ca.gov is the appropriate free resource. Our analysis is limited to what is and is not in the document you submitted.
No. Bid Clarity accepts only typed, electronically formatted contractor bid documents submitted as PDF or Word files. Handwritten bids, photographs, scanned images, and photocopies cannot be processed. If your contractor provided a handwritten estimate, ask them to provide a typed version before submitting.
Basic at $185 covers 1 to 3 bids with a full analysis across all six categories. Standard at $285 covers 3 to 5 bids and adds a side-by-side comparison across all submitted bids. Premium at $499 covers up to 8 bids plus a 20 to 30 minute personal video call with a Bid Clarity analyst to walk through your report. Basic and Standard packages can also be bundled with a video call for $310 and $410 respectively.
All bid analysis services are non-refundable once the report has been generated and delivered. This applies regardless of your satisfaction with the findings, your agreement or disagreement with any flag, or your subsequent decision not to proceed with the project. Payment is collected at checkout. The analysis begins upon receipt of your bid documents. This policy is disclosed clearly before purchase and is consistent with California law for delivered digital services.
The video call component is refundable if you cancel more than 24 hours before the scheduled start time. Cancellations made within 24 hours of the scheduled call are non-refundable. If you fail to attend without prior notice, the call fee is forfeited. If Bid Clarity cancels, you will receive a full refund of the consultation charge or a rescheduled session at your election.
All payments are processed securely through Stripe. You pay by credit or debit card at checkout. Bid Clarity does not collect, store, or process your payment card information. Once payment is confirmed, you will receive an email with instructions on how to submit your bid documents.
After completing your purchase, you will receive an email with submission instructions within the hour. Reply to that email with your bid documents attached as PDF or Word files. Submit one file per contractor. If you are submitting multiple bids for comparison, send them all in a single reply so we can analyze them together. Do not paste bid text into the body of the email — attached files only.
Reports are typically delivered within 24 to 48 hours of receiving your bid documents. Turnaround may be affected by the number of bids submitted, the complexity of the scope, or high volume periods. You will be notified promptly if your report will take longer than 48 hours.
Your completed report is delivered as a PDF attached to an email from adam@bidclarityconsulting.com. The report is structured, clearly formatted, and ready to reference during contractor conversations. If you purchased a Premium package or a video call bundle, your delivery email will also include a link to schedule your personal consultation.
All contractor-identifying information in your submitted bid documents is anonymized before analysis begins. Submitted bid files are retained only as long as reasonably necessary to complete your analysis, respond to any report-related questions, and comply with our legal obligations. They are then permanently deleted from our systems. Your personal information is not sold or shared with any third party for marketing or commercial purposes. See our full Privacy Policy for details.
Every flag in a Bid Clarity report describes a fact about the submitted document. If you believe a flag is inaccurate or based on a misreading of the document, reply to your delivery email and a Bid Clarity analyst will review it personally. We take accuracy seriously and will correct any genuine error.
Yes. The report is designed to support a professional, informed conversation with your contractor. All contractor-identifying information is anonymized, and every finding describes a document fact rather than a judgment about the contractor as a person or business. The contractor questions section is specifically written to be sent directly to each contractor. Many clients find that sharing the questions — if not the full report — opens a productive dialogue before signing.
Yes. Contractor-identifying information is anonymized before analysis begins. Your submitted bid documents are used solely to generate your report and are deleted after delivery. Your personal information collected at checkout is used only for service delivery and is never sold or shared with third parties for marketing purposes. Bid Clarity uses AI-assisted analytical tools as part of the analysis process. Every report is reviewed before delivery to confirm that the required disclaimer is present, no contractor-identifying information appears, and all findings are document-based facts rather than contractor judgments. Artificial intelligence and automated systems are probabilistic and may produce inaccurate or incomplete results. You should independently verify any material finding before acting on it. Bid Clarity does not use your submitted bid documents to train general-purpose AI models.
California residents have the right to request deletion of their personal information. To submit a deletion request, email Adam@bidclarityconsulting.com with the subject line Privacy Request. Include enough information to identify your order. Bid Clarity will verify your identity and respond within 45 days as required by California law. Note that payment transaction records maintained by our payment processor may be subject to separate retention requirements.
